Homes in Lake Los Angeles are moving at a deliberate but steady pace. There are 45 homes for sale, with 14 new listings and 13 pending sales in February 2026. Months of supply sits at 6.4, signaling that buyers have more options than in a tight, fast-moving environment.
Pricing is adjusting as this inventory flows through the market, with the typical home value at about $355,000 and the median list price near $382,000. Compared with last year, inventory is up 21.62 percent while new listings are down 22.22 percent, and pending sales have risen 8.33 percent, suggesting existing listings are doing more of the work.
Sellers are still in a modestly stronger position overall, reflected in a market gauge of 35 and about 28.57 percent of homes closing above the asking price, even though the average sale-to-list ratio is 0.93. Buyers benefit from longer marketing times at 65 median days on market and from the fact that 17.78 percent of listings saw a price drop, while projected values and list prices in March 2026 are expected to edge down to around $327,500 and $370,527 respectively.
