Inventory in Lake Los Angeles has inched up compared with a year ago, with about 81 active listings in this rolling three-month view, a modest year-over-year gain. New listings, however, are down more than 20 percent from last year, signaling fewer fresh options coming to market. Pending sales have risen slightly year over year, suggesting that the homes that are available are still drawing buyers.
Homes are moving through the pipeline more quickly than they did a year ago. The median days on market is about 36 days in this rolling period, sharply lower than the much longer marketing times seen last spring, and months of supply has risen to 3.6, up roughly 17 percent year over year and consistent with a moderate seller’s market.
Pricing has softened a bit compared to last year, with the typical home value down just over 1 percent and the median list price down a little more than 2 percent year over year. Even with that slight pullback, about half of recent sales closed above list price and the average sale-to-list ratio is just under 100 percent, showing sellers still have meaningful pricing power when homes are well positioned. With homes sold dipping slightly versus a year ago and supply still relatively tight, conditions can feel nuanced for both sides of the table.
