Inventory in Lake Los Angeles has ticked up in this rolling three-month snapshot, with active listings up about 7% from a year ago. At the same time, new listings have fallen more than 20% year over year, so fresh options are arriving more slowly. Pending sales are down compared with last year, but the number of homes actually sold is only slightly lower, suggesting steady buyer follow-through once homes go under contract.

Pricing is edging down rather than surging. Typical home values and median list prices are both a bit lower than a year ago, reflecting modest downward pressure as buyers and sellers find middle ground. Despite that softer pricing trend, more than half of recent sales closed above the list price, and the average sale-to-list ratio sits just under 100%, showing that well-priced homes can still draw strong offers.

Homes are also moving through the market more quickly than they did a year ago, with the median days on market dropping and months of supply rising to about four and a half months, closer to a balanced environment than in past years. This mix of slightly lower prices, faster movement, and still-strong offer activity creates a nuanced landscape where strategy matters.
