Inventory in Lake Los Angeles has grown compared with a year ago, with active listings up and months of supply edging a bit higher to 3.2 months. Even with more choices, contract activity has been strong, as pending sales are running more than 40 percent above last year. Homes are also turning over much faster, with the rolling three-month median days on market dropping sharply year over year.
Prices in this rolling three-month view are relatively steady, with typical home values down only slightly compared with last year. Sellers are still securing close to asking, as the average sale-to-list ratio is just above 100 percent, even though the share of homes closing above list has eased.
Looking back over the past couple of years, Lake Los Angeles has seen home values climb from the mid-$300,000s into the high-$300,000s to low-$400,000s, while supply has generally stayed in a moderate range. Periods of tighter inventory have lined up with faster sales and a higher portion of homes selling above list, while recent months show buyers gaining a bit more breathing room. Even so, the market gauge still points to a seller’s market, reflecting the balance of demand and supply.
