Year-over-year, Florence’s rolling three-month median sale price has fallen about 11 percent even as Los Angeles as a whole has seen only a slight dip, highlighting a softer pricing trend locally. At the same time, the share of homes selling above list has dropped to about 24 percent, down sharply from a year ago, signaling that bidding wars are less common than they were.

Inventory conditions have shifted noticeably over the past year, with active listings up more than 20 percent and months of supply jumping to around six and a half months. Even with more options on the market, homes are taking much longer to sell than a year ago, as the median days on market has roughly doubled to 53 days in this rolling three-month view.

Looking at recent activity, buyers are seeing more choices with about 130 active listings and 79 new listings entering the market in the latest three-month window, while 38 homes closed and 40 went under contract.
