A sale-to-list ratio near 99 percent and over a third of homes closing above asking show sellers still hold some leverage.

This rolling three-month view shows prices edging up modestly from a year ago, with the typical home value up slightly while the broader city of Los Angeles has seen a small price decline. Listing activity has eased compared with last year, as new listings are down and active inventory is slightly lower year over year, keeping choices somewhat constrained even as supply has risen from pandemic lows.

Demand looks cooler than in recent peak periods, with homes selling more slowly than in mid-2024 and the share of properties going under contract within two weeks notably lower than it was two years ago. At the same time, closed sales are down compared with a year earlier, and months of supply are higher than they were in 2023, giving persistent buyers a bit more breathing room.
