Westside LA’s rolling three-month snapshot through May 2026 shows subtle price softening alongside brisk activity. The typical home value and median sale price are down about 1% from the prior three-month period, while homes sold jumped more than 30% and pending sales rose over 20%.

Inventory and pace of sales are shifting at the same time. Active listings are up nearly 12% month over month, yet months of supply has fallen from earlier in the year to about 6.2 months, indicating more sales relative to the available homes. Properties are also selling faster, with median days on market dropping from 75 days in March to 54 days in the latest period.

Looking back a year, Westside LA’s typical home value is slightly lower, and the median list price is down more sharply, suggesting sellers are pricing more in line with buyer expectations. Sales volumes have improved compared with last year, with homes sold up around 6% and pending sales up just over 7%, even as new listings have slipped. The share of homes selling above list is roughly steady year over year at around 23%, and the average sale-to-list ratio of about 97.5% points to modest negotiation room.
