Inventory in Petaluma has tightened in the latest rolling three-month view, with active listings down more than 16% from a year ago. Fewer homes are coming to market as new listings have fallen nearly 11% year over year. At the same time, months of supply has dropped sharply compared with last year, reinforcing the current seller’s market conditions.
Contract activity has cooled from last year, with homes sold down about 12% and pending sales lower by roughly 15%. Even with that softer sales volume, buyers are still moving quickly enough to keep the median days on market at 28 days, slightly faster than a year ago.
