Contract activity is steady rather than overheated, with 17 pending sales and months of supply at 6.6, reflecting a slower, more deliberate pace for both sides of the table.
Pricing is adjusting to these conditions, as the typical home value has moved down 21.2% since last month and 32.68% over the past year to reach $855,000. At the same time, sellers are testing higher list prices, with the median list price climbing 15.47% month over month to about $1,097,000 and roughly 26% of listings seeing price drops as they chase buyer interest.
Monterey still leans toward a seller’s market with a gauge score of 31, yet buyers have more leverage than before, shown by an average sale-to-list ratio of 0.97 and only 12.5% of homes selling above asking. Compared with Monterey County overall, where the typical home value is about $837,500, the city sits slightly higher but is experiencing sharper value shifts, with projections showing a typical value around $740,000 next month and inventory edging toward 60 homes.
