September’s finalized data reported the typical value of a home in the neighborhood to be $660,000—down 32.31% over the previous 12 months. For comparison, city-level data pegged home values at $1,350,000 in San Rafael for the most recent reporting period. That number is expected to float around $1,474,500 in October.

Southeast San Rafael had 18 new listings and 14 listings that went under contract in September, increasing the area’s total available inventory to 17—up 21.43% from the previous month. Inventory is projected to have further increased in October.

The median listing price for homes in Southeast San Rafael grew 27.56% from August to September, bringing the current median listing price to $574,000. Based on projected data for October, listing prices may continue to grow.
