Marin County home values have climbed notably over the past year, with the typical home value up about 7 percent. Median list prices show a similar trend, rising a bit more than 7 percent year over year. Compared with California overall, where prices are up only slightly, Marin is seeing stronger price growth.

July’s data shows some cooling from early-spring peaks but still reflects a tight market. The median sale price dipped nearly 8 percent from June, and active listings fell about 14 percent month over month, yet inventory remains limited at just 1.9 months of supply, far below the state’s 3.3 months. Homes sold surged roughly 25 percent compared with last year, and pending sales jumped more than 26 percent year over year, signaling steady buyer demand despite fewer new listings coming to market.

Homes are also moving faster than a year ago, with the median days on market down sharply to around a month and about 31 percent of listings going off market within two weeks. Roughly 40 percent of recent sales closed above the list price, and the average sale-to-list ratio sits just above 102 percent, underscoring firm pricing power for sellers.
