Marin County’s prices have eased compared with last year, even as activity has picked up. The typical home value is down about 6% year over year, while homes sold have climbed nearly 20% and pending sales are up around 11%. Active listings are slightly lower than a year ago, pointing to leaner inventory than buyers saw last spring.

In May 2026, the typical home value stood around $1.6 million, with a median list price just above that. Homes are spending a median of 21 days on the market, up slightly from last year but still moving at a steady pace.

Conditions currently lean toward sellers, with only 2.1 months of supply compared with 3.2 months across California overall. More than half of recent sales, about 54%, closed above the list price, and the average sale-to-list ratio is just over 104%, signaling that many buyers are bidding up desirable properties. At the same time, new listings are down about 9% year over year, so buyers have fewer fresh options even as demand strengthens.
