Year over year, Marin County’s typical home value has dipped about 9.5 percent, even though it stays far above the California average. Values now sit around $1,357,250 compared to $820,800 statewide. Inventory is also down roughly 29.3 percent from last year, tightening options for buyers.

In the latest data for February 2026, homes typically listed for about $1,395,000 with 323 properties on the market. Buyers saw fewer choices and quicker decisions, as median days on market dropped to 31 days, falling more than 50 percent from the prior month while still running about 55 percent higher than a year ago.

New listings, at 210 for the month, are down more than 33 percent from last year, and pending sales have fallen about 27.4 percent, yet conditions still favor sellers with only 2 months of supply. Roughly 13 percent of homes saw a price cut, while about 41 percent sold above list and the average sale-to-list ratio was just over 100 percent at 1.0019. Looking ahead to March 2026, typical values are projected to edge up toward $1,388,625 and inventory to rise modestly to about 335 listings, offering a bit more breathing room for shoppers.
