Year over year, Marin County’s home values have inched up, with the typical home value rising about 2 percent to roughly $1.58 million. Listing prices, however, are down nearly 9 percent from last year, suggesting sellers are adjusting expectations even as sales prices hold firm. Homes are also moving faster than a year ago, with the supply of homes for sale cut by more than half in months-of-supply terms.

In April 2026 specifically, activity picked up sharply. Homes sold jumped nearly 60 percent from March and pending sales climbed more than 18 percent, while active listings rose almost 18 percent, giving buyers more options even in a tight market. At the same time, the median days on market slipped to just 19 days and months of supply fell to about two months, reinforcing the current seller’s market conditions.

Pricing power has clearly shifted toward sellers, with nearly 54 percent of homes selling above list and the average sale-to-list ratio approaching 104 percent. Compared with California overall, Marin’s typical sale price is roughly double the state median, even though the county has less inventory and a leaner months-of-supply figure than the broader market. This mix of strong demand, limited supply, and premium pricing makes local expertise especially important.
