Signal Hill’s rolling three-month data through May 2026 points to softer prices compared with a year ago. The typical home value is down about 4 percent year over year, while the median list price has fallen more than 20 percent over the same period. Even with lower prices, inventory is tighter than last year, with active listings down more than 20 percent.

Looking more closely at recent activity, buyers are seeing slightly more options, as active listings rose about 9 percent from the prior three-month period to 58 homes, and new listings increased as well. At the same time, homes are still moving, with 26 sales in the latest three-month window, a modest year-over-year gain, and pending sales showing only a small month-to-month uptick.

Speed and pricing dynamics highlight a market that still favors sellers but gives buyers room to negotiate. Median days on market sit at 34 in the latest rolling view, and about 40 percent of homes are selling above list, with the average sale-to-list ratio just under 100 percent. Months of supply is around 3.6, down sharply from a year ago and consistent with the current seller’s market designation.
