Year-over-year, Adams County home values in July 2026 eased down a bit, with the typical sale price dipping about 5 percent. Listing prices were relatively steady by comparison, off less than 1 percent from a year ago. Compared with the state overall, local prices sit below Colorado’s median sale price of about $558,000, giving the area a more affordable profile.

In the latest monthly snapshot, the median sale price was roughly $488,000, down a couple of percent from June. New listings rose nearly 5 percent from last year, while active inventory slipped around 8 percent, leaving buyers with slightly fewer options than a year ago. Homes are taking about 29 days to go under contract on median, and supply has moved up month-over-month to 3.5 months, indicating conditions that still lean toward sellers but offer more breathing room than earlier in the year.

Sales activity has softened a bit, with homes sold essentially flat year-over-year and pending sales down slightly, suggesting some buyers may be pausing or taking more time. Even so, about 22 percent of homes are still selling above list price, and the average sale-to-list ratio is just under 100 percent, showing sellers can achieve prices close to asking when homes are well positioned.
