Over the past year, Adams County’s home values have edged down, with typical prices off about 2.45 percent. That shift is milder than the statewide drop of 4.26 percent, and local values still sit just under Colorado’s $604,300 typical home value. Buyers are seeing a bit more room to negotiate than last year, but not a major reset.

In March 2026, the typical home value stood near $505,000, while the median list price was roughly $519,444, indicating sellers still aim slightly above current values. Conditions lean toward a seller’s market, reflected in a market gauge of 17 and only 2.2 months of supply available.

Homes are spending about 36 days on the market, up 44 percent from a year ago even though days on market dropped sharply from the prior month. Inventory remains relatively tight at 1,597 homes, down 17.68 percent year over year, even as new listings fell about 10.14 percent and pending sales rose 5.41 percent. Roughly 35 percent of listings saw a price drop, yet about 31 percent of homes still sold above list, and the average sale-to-list ratio was just under full price at 0.995.
