Southwest Denver’s rolling three-month data through August 2026 shows some cooling from early summer. Typical home values have dipped about 4 to 5 percent since the prior period, while median list prices have inched up slightly, suggesting sellers are still aiming high even as closed prices ease.
New listings have fallen sharply month over month, and pending sales are also down, pointing to slower activity on both the supply and demand sides. Homes are taking longer to sell than the prior period, with median days on market jumping from around two weeks to about three. Months of supply has risen to 3.5, indicating more options for buyers than earlier in the year.
