Forest Hills has seen notable shifts in its rolling three-month numbers heading into June 2026, with homes sold jumping more than 60 percent from the prior period while active listings also moved higher. Typical home values climbed sharply over the same span, rising about 40 percent, and the share of homes selling above list more than tripled. At the same time, months of supply dropped from 4.5 to 3, pointing to tightening conditions for buyers.

Looking back a year for context, typical home values in Forest Hills are up more than a third compared with the same rolling period last year. Inventory has thinned, with active listings down slightly year over year and new listings off by roughly 13 percent. Yet homes sold increased around 9 percent from last year, showing that demand has kept up even as fewer properties come to market.

Homes are also moving more quickly, with median days on market down significantly from both three months ago and last year, and about 29 percent of sales now closing above list price. The average sale-to-list ratio has inched up to 100 percent, while months of supply remains lower than the broader Washington market, where supply is closer to five months.
