Year-over-year, Northwest Washington’s typical home value has edged down slightly, even as the city overall has seen a smaller dip. Homes here sold for a bit less than last June, while prices across Washington also softened modestly. Active listings in the neighborhood are almost flat compared with a year ago, even though months of supply has fallen more sharply than in the wider city.

In the latest rolling three-month period ending in June 2026, values in Northwest Washington are just under $800,000, with the median list price slightly lower. Sales activity has picked up compared with last year, with the number of homes sold rising and pending sales also showing a modest year-over-year gain. Homes are moving faster than a year ago, with the typical property spending about a month and a half less on the market, and inventory has tightened to around four and a half months of supply.

Seller leverage has strengthened over the past year, as the share of homes closing above list price has increased and the average sale-to-list ratio has inched closer to 100 percent. At the same time, buyers are seeing more choices than in some earlier periods, with thousands of active listings and a market gauge that still tilts toward sellers.
