Year-over-year, Shepherd Park’s rolling three-month median sale price has fallen sharply, down more than 18 percent, even as the broader Washington city median barely moved. Sales activity also cooled, with homes sold down about 41 percent and new listings off roughly 34 percent from a year ago. At the same time, inventory has thinned compared with last year, with active listings down nearly a third while the city overall saw only a slight decline.

In the latest three-month view ending in May 2026, pricing sits at a typical home value of about $1.11 million, while the median list price is higher and up modestly year over year. Supply has loosened significantly, with months of supply more than doubling from last year to 5.6 months, now matching the wider Washington market.

Homes are taking much longer to sell than a year ago, with the median days on market jumping to 33 days, though that is down sharply from March and indicates some recent pickup in demand. Even with the slower pace, bidding can still be competitive for select properties, as roughly a quarter of recent sales closed above the asking price and the average sale-to-list ratio is just over 100 percent.
