April’s finalized data reported the typical value of a home in the neighborhood to be $8,275,000—down 38.36% over the previous 12 months. For comparison, city-level data pegged home values at $538,200 in Fort Lauderdale for the most recent reporting period. That number is expected to float around $544,800 in May.

Harbor Beach had 9 new listings and 3 listings that went under contract in April, decreasing the area’s total available inventory to 15—down 6.25% from the previous month. Inventory is projected to have further decreased in May.

The median listing price for homes in Harbor Beach fell 21.6% from March to April, bringing the current median listing price to $9,800,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
