April’s finalized data reported the typical value of a home in the neighborhood to be $410,000—up 193.91% over the previous 12 months. For comparison, city-level data pegged home values at $374,000 in Hallandale Beach for the most recent reporting period. That number is expected to float around $421,000 in May.
Southwest Lakes had 35 new listings and 18 listings that went under contract in April, decreasing the area’s total available inventory to 55—down 8.33% from the previous month. Inventory is projected to have further decreased in May.
The median listing price for homes in Southwest Lakes fell 1.88% from March to April, bringing the current median listing price to $490,000. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year.
