Regency’s rolling three-month numbers through May 2026 point to a market that is getting more active while prices edge higher. Typical home values rose month over month, with the median sale price up about 9 percent, and the median list price climbed more than 8 percent over the same period. Inventory also expanded, as active listings increased by roughly one-third compared with the prior three-month window. At the same time, months of supply slipped, suggesting buyers have more options than a few months ago but homes are not sitting significantly longer.

Looking back a year adds useful context around these shifts. Typical home values in Regency are up nearly 8 percent year over year, outpacing the broader Jacksonville area, where prices grew less than 1 percent. Despite that price growth, homes are moving faster, with median days on market down compared with last year and about half of listings going off the market within two weeks.
