Duval County is tilted toward sellers right now, with the market gauge at 30 in seller’s territory. Homes sit for a median of 83 days, which is longer than a year ago despite a recent 2.35% drop from last month. Supply is moderate at 4.5 months of inventory, keeping conditions from being extremely tight.
Prices are pushing upward, helping explain the seller-leaning conditions. The typical home value is about $305,000, up 6.18% just since last month and 17% over the past year, even though it remains below the Florida average of $413,200. List prices have jumped as well, with the median list price at $329,000 after a 9.75% monthly increase and a projected $343,619 in March 2026.
At the same time, buyers have more leverage than in a very hot market, with nearly 29.9% of listings seeing a price drop and homes selling for about 96.9% of list price on average. Inventory has fallen 22.49% year over year to 4,445 active listings, and both new listings and pending sales are down more than 13%, signaling fewer options and slower movement overall.
