Year-over-year, Jefferson County’s prices and pace have shifted noticeably, with the typical home value down sharply compared to last June while Florida as a whole has inched higher. Inventory has expanded over the past year, with active listings up more than 13 percent and months of supply nearly doubling, signaling more options than buyers saw a year ago.
In the latest monthly snapshot for June 2026, the typical home value sits around $274,000 while the median list price is closer to $368,000, highlighting a gap between what sellers ask and what buyers are paying. Homes are also taking much longer to sell than last year, with median days on market at 94 and up dramatically year over year, even as homes sold have held roughly steady.
Local activity shows some renewed momentum, as new listings have surged more than 50 percent year over year and pending sales are up nearly 37 percent, even though closed sales dipped slightly. At the same time, about 27 percent of homes are now selling above list price and the average sale-to-list ratio is holding near 98 percent, suggesting serious buyers are still stepping up for the right properties.
