Inventory in Madison County has tightened slightly from recent months, with 66 active listings in August and a modest year-over-year decline. Contract activity has cooled more sharply, as homes sold fell to just 2 for the month, down significantly from a year ago, while pending sales also dropped by half compared with July.
Pricing is moving in a different direction, with the median list price climbing strongly year over year and jumping more than a third from July to August. At the same time, the typical home value is down steeply compared with last year, reflecting a gap between what sellers are asking and where closed sales have been landing.
