April’s finalized data reported the typical value of a home in the city to be $302,530—down 14.77% over the previous 12 months. For comparison, county-level data pegged home values at $350,000 in Okaloosa County for the most recent reporting period. That number is expected to float around $350,000 in May.
Lake Lorraine had 16 new listings and 16 listings that went under contract in April, decreasing the area’s total available inventory to 62—down 3.13% from the previous month. Inventory is projected to have further decreased in May.
Of those 62 active listings, 25.81% reduced their price in the month of April. The median listing price for homes in Lake Lorraine grew 34.09% from March to April, bringing the current median listing price to $442,500. Based on projected data for May, listing prices may continue to grow.
