Year-over-year, Pace’s rolling three-month home values have inched up, with the typical home value rising slightly while median list prices show a modest gain as well. Despite those small price increases, new listings are down sharply from a year ago, and pending sales have also pulled back, signaling fewer fresh options and slightly softer demand.

Conditions in the latest rolling period through April 2026 show 253 active listings and 120 homes sold, with inventory lower than a year ago but up a bit from recent months. Months of supply has fallen to about 3.2, down significantly compared with last year, which leans the market toward sellers even as prices stay relatively steady.

Homes are spending a median of 69 days on the market in this rolling window, longer than some past periods but much higher than the feverish pace seen a couple of years ago, giving buyers more time to decide. At the same time, about 15 percent of homes are now selling above list price and the average sale-to-list ratio sits just under full asking, indicating sellers can still achieve strong results when properties are well priced.
