May’s finalized data reported the typical value of a home in the neighborhood to be $447,500—up 2.87% over the previous 12 months. For comparison, city-level data pegged home values at $449,000 in Lower Grand Lagoon for the most recent reporting period. That number is expected to float around $431,000 in June.

Holiday Beach had 42 new listings and 20 listings that went under contract in May, decreasing the area’s total available inventory to 62—down 4.62% from the previous month. Inventory is projected to have further decreased in June.

The median listing price for homes in Holiday Beach grew 1.74% from April to May, bringing the current median listing price to $467,000. Based on projected data for June, listing prices may continue to grow.
