The typical home value is up about 8 percent year over year, outpacing the broader Miami market’s price growth. Listing prices have risen even faster over the year, indicating sellers are testing higher price points.

Current conditions show a mixed picture of demand and supply. Active listings are up almost 9 percent year over year to 122 homes, while months of supply has more than doubled over the past year to about 9.5 months, suggesting buyers have many more options than they did previously.
