Months of supply has tightened to about four months in this rolling three-month view, down sharply from a year ago. Homes are also selling closer to list price, with the average sale-to-list ratio edging up compared with last year.

Home values have inched higher year over year, with the typical home value up slightly, even as the median list price has dipped a bit. Activity has picked up, as homes sold in this period are up strongly from a year ago while new listings have also increased by more than 40 percent.
