Sanford’s rolling three-month data through April 2026 shows home values easing compared with a year earlier. The typical home value is down about 7 percent year over year, and the median list price has fallen by a similar margin. At the same time, inventory has dipped nearly 9 percent from last year even as months of supply has risen more than 16 percent, signaling a calmer pace than the frenzied periods of recent years.

In the latest three-month view, buyers are seeing more options and a bit more time. There are about 470 active listings with a months-of-supply figure of 3.6, which still leans toward sellers but is more balanced than during earlier peaks.

Sales activity has cooled compared with last year, with homes sold down about 9 percent and pending sales lower by roughly 7 percent year over year. Yet recent momentum is improving, as homes sold and new listings both climbed around 7 to 8 percent from the prior three-month period, and the share selling above list price edged up to just over 12 percent. Homes are taking longer to move than in past years, with a median of 48 days on market, giving buyers more breathing room even as sellers can still achieve close to list price with an average sale-to-list ratio near 98 percent.
