October’s finalized data reported the typical value of a home in the city to be $466,000—down 9.07% over the previous 12 months. For comparison, county-level data pegged home values at $342,000 in Volusia County for the most recent reporting period. That number is expected to float around $341,320 in November.
New Smyrna Beach had 85 new listings and 79 listings that went under contract in October, decreasing the area’s total available inventory to 505—down 7.51% from the previous month. Inventory is projected to have further decreased in November.
Of those 505 active listings, 30.5% reduced their price in the month of October. The median listing price for homes in New Smyrna Beach fell 17.36% from September to October, bringing the current median listing price to $469,000. Based on projected data for November, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In October 2025, the median time for a listed property to go pending was 143 days, compared to 230 days in October 2024.
