Catalina currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply sit at 7.4, which is higher than Orlando’s 4.6 months, suggesting more inventory locally. Even with that added supply, the balance still tilts in favor of sellers based on recent pricing and activity patterns.

Looking at a rolling three-month view through May 2026, typical home values in Catalina are up sharply year over year, rising more than 65 percent, while the median list price is also higher by about 15 percent. At the same time, homes are taking much longer to sell, with median days on market jumping to 50 days, a steep increase from a year ago. This mix of higher prices and slower pace indicates that buyers have more time to make decisions, but sellers are still achieving strong values relative to recent history.

Sales activity has shifted as well, with homes sold down roughly 23 percent from a year earlier, even as active listings have surged by about 163 percent. Pending sales, however, are more than triple last year’s level, pointing to renewed buyer engagement despite the slower overall tempo. No recent sales have closed above list price, and the average sale-to-list ratio sits near 97 percent, showing some room for negotiation.
