Catalina currently leans toward sellers, with the market gauge at 33, but conditions are not overly tight. Months of supply sit at 8.1 in this rolling three-month view, well above Orlando’s 4.8 months, pointing to more options for buyers locally. Listings are also staying on the market longer, with a median of 50 days.

Home values have climbed notably over the past year, with the typical home value up about 27 percent compared with the same period last year. The median list price is also higher year over year, rising roughly 13 percent, showing that sellers are still aiming high even as homes take longer to sell. At the same time, no homes in this period sold above list price, and the average sale-to-list ratio is just over 97 percent, indicating buyers often have room to negotiate.
