Johnson Village currently leans toward buyers, with the market gauge indicating a buyer’s market at 60. Inventory is very high for the size of the area, with about 15 months of supply compared with just 4.8 months across Orlando. At the same time, only one home sold in the latest three-month window, pointing to softer demand.

Prices, however, have been moving up in this rolling three-month view. The typical home value is up more than 30 percent year over year, and the median list price has climbed at a similar pace. At around $262 per square foot, pricing is still well below the broader Orlando median sale price, which sits near $396,000.

Activity patterns show a mix of slower sales volume and surprisingly quick individual sales. Homes are taking a median of just seven days to go under contract, even though the number of homes sold is down sharply from a year ago and pending sales have fallen as well. Fewer new listings are hitting the market than last year, but the ones that do appear to be priced close to where they ultimately sell, with an average sale-to-list ratio near 100 percent and no recent sales above asking.
