Vista Park homes are taking longer to sell in this rolling three-month view, with the median days on market up to 51 days and more than doubling compared with this time last year. This slower pace contrasts with late 2024, when homes often went under contract in just a few days, signaling that buyers now have more time to make decisions.
Prices, however, have held firm and even climbed, with the typical home value up more than 12 percent year over year to around $535,000. List prices are also higher than a year ago, rising nearly 9 percent, which shows sellers are still confident despite the added time on market. Compared with the broader Orlando area, Vista Park’s typical sale price stands well above the city’s roughly $405,000 level.
Supply and activity have shifted notably, as months of supply has risen to about 3.2 months, more than doubling year over year, while active listings are down nearly 28 percent. Fewer homes are changing hands, with sales off about 30 percent and new listings down about 45 percent from a year earlier, and pending sales have dropped more than 50 percent.
