Vista East currently leans toward sellers, with the market gauge at 33 but showing signs of shifting toward balance. Inventory has grown to about 6.7 months of supply in this rolling three-month view, up sharply from roughly 2.8 months a year ago. Homes are also taking longer to sell, with median days on market stretching from 26 days last June to 84 days now.
Prices have softened even as asking prices climb. The typical home value over the latest three months is down about 11 percent year over year, while the median list price has jumped more than 30 percent compared with last June. Despite the slower pace, nearly 12 percent of recent Vista East sales still closed above list price, so strong listings can stand out.
