Supply conditions have shifted dramatically, with months of supply dropping from double digits late last year to about 3.2 months now, even lower than Orlando’s broader 4.6 months. New listings are down compared with a year ago, and active listings have also declined, which helps explain why inventory feels tighter despite softer pricing. No homes in the latest period sold above list price, a notable change from a couple of years ago when bidding above asking was common here.
