April’s finalized data reported the typical value of a home in the neighborhood to be $357,500—down 5.92% over the previous 12 months. For comparison, city-level data pegged home values at $330,000 in Pensacola for the most recent reporting period. That number is expected to float around $328,750 in May.

Downtown Pensacola had 38 new listings and 21 listings that went under contract in April, decreasing the area’s total available inventory to 47—down 0.0% from the previous month. Inventory is projected to have further decreased in May.

The median listing price for homes in Downtown Pensacola grew 13.47% from March to April, bringing the current median listing price to $509,500. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
