Inventory in Northeast Pensacola has been shifting in this rolling three-month view, with about 377 active listings and 196 new listings. Active listings are down compared with a year ago, while new listings have fallen more sharply, pointing to fewer fresh options coming on the market. Even so, 184 pending sales and 149 closings indicate steady contract activity despite the tighter flow of new homes.

Only about 12 percent of recent sales closed above the list price, a much smaller share than in 2023, and the average sale-to-list ratio sits just over 97 percent. Northeast Pensacola’s typical sale price also trails the broader Pensacola area, which may appeal to value-focused buyers.
