Roseland’s housing market has cooled notably in this rolling three-month view compared with a year ago. Typical home values are down around 16 percent year over year, and the median list price is lower by about 19 percent. Months of supply has climbed more than threefold over the past year to about 10 months, reinforcing a buyer-friendly environment.

The average sale-to-list ratio has edged up to about 94 percent, suggesting sellers are still achieving most of their asking price when homes do sell.
