Year over year, Vero Beach home values have climbed sharply, with the typical home value up more than 28 percent on a rolling three-month basis. Median list prices are also nearly 20 percent higher than a year ago, signaling sellers still have pricing power. At the same time, the share of homes selling above list has edged down, suggesting buyers are pushing back more on asking prices.

Looking at the latest rolling three-month period through May 2026, inventory and sales activity show a mixed picture. Active listings are down slightly compared with last year, while homes sold are up more than 24 percent and pending sales are up about 21 percent, indicating stronger buyer follow-through on available homes.

Conditions have shifted toward a more balanced pace, with months of supply at about six and the average sale-to-list ratio near 94 percent. Homes are taking longer to sell than a year ago, with median days on market stretching past three months, giving buyers more time to make decisions. Even so, new listings are only modestly higher than last year, so choices remain somewhat limited.
