Inventory in Fort Pierce has expanded recently, with about 664 active listings in this rolling three-month view and only a slight dip from last year. Homes are taking much longer to sell than a year ago, with the median days on market rising sharply to 96 days. Even with that slower pace, roughly 189 homes are under contract, and there were 272 new listings coming online.
Pricing has adjusted downward over the past year, as the typical sale price is down more than 25 percent compared with the same rolling period last year. At the same time, sellers are asking more, with the median list price up about 13 percent year over year, creating a wider gap between list and sale prices. Buyers are negotiating more as reflected in an average sale-to-list ratio around 95 percent and only about 5 percent of homes selling above the asking price.
Supply conditions point to a softer environment for sellers than in past years, with months of supply up nearly 40 percent year over year to about 7.4 months, even though it has fallen from the very high levels seen earlier this year. Compared with the brisk conditions of 2023, more inventory and longer market times are giving buyers extra options and leverage, while sellers need sharper pricing and stronger marketing.
