Inventory in Indian River County has tightened compared with earlier in the year, with about 2,100 active listings, down more than 4 percent from May and over 13 percent from last June. Homes sold picked up, rising nearly 11 percent month over month and almost 19 percent year over year, while pending sales slipped slightly from May but remain higher than a year ago. With months of supply dropping to just over four, conditions lean toward a mild buyer’s market rather than the looser environment seen this winter.
Pricing has softened modestly even as activity has improved. The typical home value in June was slightly below both May and last year, and list prices are down a bit year over year despite edging up from the prior month. Sellers are achieving about 95 and a half percent of their list price on average, and only a small share of homes are selling above asking. Compared with Florida overall, Indian River County has lower typical sale prices and less available inventory, but also slightly tighter supply than the state.
Time on market has lengthened significantly, with the median home now taking around 104 days to sell, more than double last year and up from May. This slower pace gives buyers more room to compare options, even as shrinking inventory supports sellers who price realistically.
