Pricing is responding gradually to these conditions. The typical home value is up nearly 5% year over year, while the median list price has inched up less than 2% over the same period, showing modest upward pressure rather than rapid appreciation. Sellers are conceding some ground at the negotiating table, with an average sale-to-list ratio of about 95.5% and only around 4% of homes selling above list price.
