April’s finalized data reported the typical value of a home in the city to be $269,250—down 9.5% over the previous 12 months. For comparison, county-level data pegged home values at $384,450 in Indian River County for the most recent reporting period. That number is expected to float around $386,680 in May.

West Vero Corridor had 15 new listings and 12 listings that went under contract in April, decreasing the area’s total available inventory to 98—down 10.09% from the previous month. Inventory is projected to have further decreased in May.

Of those 98 active listings, 33.67% reduced their price in the month of April. The median listing price for homes in West Vero Corridor fell 2.06% from March to April, bringing the current median listing price to $299,500. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract rose year-over-year.
