San Antonio, Florida is currently tilted toward sellers, with the market gauge calling it a seller’s market. Even so, conditions are unusual because inventory is very high and sales are slow. Buyers and sellers are navigating a market that does not fit a simple hot-or-cold label.

Over the latest rolling three-month period ending in May 2026, typical home values are up strongly year over year, rising about 31 percent to roughly $650,000, while the median list price is down about 16 percent from a year ago. At the same time, months of supply has surged to nearly 32 months, more than 30 times higher than a year earlier, reflecting 16 active listings but only one closing during the period. New listings increased about 16 percent year over year, yet homes sold fell more than 87 percent, and pending sales are also down sharply from last year.

Homes are taking longer to sell overall, with a median of 108 days on market in the recent three-month window, though that is somewhat faster than just a few months ago. Almost half of listings still go off market within two weeks, and the average sale-to-list ratio sits near 100 percent, showing that when homes do sell, they usually close close to the asking price.
