Inventory in Pasco County is moderately constrained, with just over 5,300 active listings and 3.8 months of supply in May. Supply has edged down slightly month over month, even as new listings fell more than 10 percent from April and are down nearly 15 percent from a year ago. Pending sales also declined compared with last year, indicating a slower flow of homes going under contract despite limited new options coming to market.

Prices are responding by trending upward rather than surging. The typical home value reached about $362,000 in May, rising more than 5 percent from April and roughly 3 percent compared with a year earlier, while the median list price is up more than 5 percent year over year. Homes are spending a median of 42 days on the market, moving faster than earlier in the year, and about 11 percent of sales are closing above list price as the average sale-to-list ratio hovers near 97 percent.

Sales volume shows a mixed picture, with more than 1,100 homes sold in May, up sharply from the prior month but still down about 11 percent from last year. Compared with Florida overall, Pasco County has lower prices and tighter supply than the state’s 5.3 months of inventory, signaling a somewhat leaner local market.
