Pasco County is seeing a steady flow of homes coming on and off the market. In March 2026, buyers had 3,731 homes to choose from, with 1,336 new listings and 1,276 going under contract. Inventory has tightened month over month, down 5.21 percent and nearly 14.84 percent lower than a year ago, contributing to a seller’s market with about 3.5 months of supply.
Homeowners are responding to these conditions with pricing that is edging up but still relatively measured. The typical home value sits around $350,000, up 6.06 percent from last month and 2.94 percent over the past year, with projections suggesting a rise to about $360,000 in April 2026.
List prices are moving in a similar direction, with the median list price at $368,300 in March and projected to reach roughly $374,955. Homes are taking longer to sell than a year ago at a median of 61 days, even as days on market dipped 4.69 percent month over month, and about 39.86 percent of sellers reduced their asking price. Only around 14.63 percent of homes are selling above list, and the average sale-to-list ratio is near 0.98, showing buyers still have some room to negotiate.
