Pasco County is seeing more homes available, with active listings up around 7 percent from last month and year over year. Sales volume is also a bit higher than a year ago, with homes sold rising just over 5 percent. At the same time, new listings have dipped slightly from July but are still higher than last year, showing a steady flow of properties coming on the market.
Pricing has been moving sideways to slightly down despite the added inventory. The typical home value is almost flat compared with a year ago, and the median list price is down just under 1 percent year over year.
Conditions have cooled toward a neutral market, with months of supply rising nearly 35 percent over the past year to 4.9 months, just under the statewide level of 5.5 months. Homes are taking longer to sell, with median days on market climbing to 72, up sharply from both last month and last year, and only about 8 percent of sales are closing above list price while the average sale-to-list ratio holds near 98 percent. Compared with the rest of Florida, Pasco County offers slightly lower prices and a bit less inventory pressure.
