Springfield’s rolling three-month data shows inventory has grown while contract activity has cooled compared with last year. Active listings are up nearly 7% year over year to 102, yet homes sold in the period are down about 17% and pending sales are lower by roughly 18%. New listings have also fallen more than 22% from a year ago, so buyers are seeing more choices on the market at once even though fewer fresh listings are arriving.

Pricing is adjusting to this slower pace. The typical home value over the latest three-month window is down nearly 5% year over year, and the median list price has slipped by a similar margin. With an average sale-to-list ratio around 97%, many sellers are accepting modest discounts from asking prices, and only about 12% of homes are closing above list.

Supply has expanded notably, reaching about 7.7 months, more than triple what it was a couple of years ago and consistent with a softer environment for sellers. Homes are spending around 64 days on the market in this rolling period, and roughly 23% still go off-market within two weeks, showing that well-priced, well-presented properties can move more quickly.
