Windermere’s rolling three-month numbers point to a market that has grown stronger compared with last year. Typical home values are up more than 6 percent year over year, and median list prices have climbed at a similar pace. Homes sold have surged by more than 80 percent from a year ago, underscoring much higher transaction volume.
Looking at the latest rolling period through July 2026, the typical home value is about $1.2 million, while the median list price sits closer to $1.46 million. Inventory has expanded to 53 active listings, nearly 14 percent higher than a year ago, yet months of supply has tightened to around three months, reflecting a shift toward quicker absorption.
