Dallas currently leans toward sellers, with the market gauge at 30 indicating some advantage for homeowners listing their properties. With about 3.2 months of supply, conditions suggest there are fewer homes available relative to demand, even as buyers have some room to negotiate.
Home values in Dallas are trending lower, with a typical home value of about $290,000, down 9.38% from a year ago and 8.78% from last month. In contrast, the median list price has inched up 1.02% month over month to roughly $297,500, and homes are taking longer to sell at a median of 101 days, up sharply from last year.
Compared with Paulding County’s typical value of about $367,100, Dallas offers a lower entry point while still seeing inventory rise 12.5% year over year to 63 homes. Roughly 26.98% of listings had a price drop and only about 15% sold above list, pointing to a market where pricing strategy matters for both sides.
