Year-over-year, typical home values in Gwinnett County have slipped about 3.53 percent even as they stay higher than the Georgia average. With the county’s typical home value around $410,000 compared to $370,000 statewide, prices are easing but still reflect a premium over the broader state market.
In February 2026, buyers saw a median list price near $439,000 and a median of 80 days on market, which is up roughly 60 percent from a year earlier. Inventory counted about 3,019 homes, with 1,197 new listings and 933 pending sales, while roughly 27 percent of listings took a price cut and about 16 percent still sold above asking.
Looking ahead to March 2026, typical values are projected to edge down to about $407,916 with the median list price hovering near $438,505 and inventory easing to around 2,956 homes.
