Year over year in May, Jackson County’s typical home value dipped a bit while median list prices also edged slightly lower. At the same time, the number of homes sold climbed more than 10 percent compared to last May, even as pending sales dropped sharply. Compared with the Georgia statewide median sale price, Jackson County homes remain higher priced, with a typical value around $418,700 versus roughly $369,700 statewide.

In the latest monthly snapshot, prices have softened from April, with the typical home value down about 5 percent month over month and list prices ticking down slightly. Inventory continues to build, as active listings are up nearly 3 percent from last month and more than 5 percent from a year ago, bringing months of supply to 4.7, just above the state’s 4.6 months.

Homes are taking longer to sell than they did a year ago, with the median time on market now about 62 days, though that is an improvement from earlier in 2026 when it exceeded 100 days. Only about 12 percent of recent sales closed above list price, but the average sale-to-list ratio is still close to 99 percent, indicating sellers are generally achieving near their asking price.
