Union County’s housing market has cooled from last year, with typical home values down nearly 10 percent year over year in June 2026 even as Georgia overall is essentially flat. At the same time, inventory has expanded, with active listings up more than 18 percent from a year ago and months of supply climbing to 8.1, placing the county more firmly in buyer’s market territory compared with the state’s 4.9 months.

Homes are taking longer to sell than in many nearby markets, with a median of 50 days on market, yet that is a sharp improvement from May’s 73 days as properties have begun to move a bit faster.
Sales activity shows mixed signals, as homes sold slipped nearly 8 percent year over year while pending sales jumped more than 50 percent, suggesting more buyers are now writing offers even if closings have not fully caught up. Only a small share of homes, about 5 percent, sold above list in June and the average sale-to-list ratio of roughly 93 percent underscores buyers’ leverage on pricing.
