Hall County is seeing a solid flow of listings and contracts, with 1,701 active listings and 347 new listings added in June. Pending sales are up more than 30% from last year, indicating stronger buyer activity even as new listing volume has dipped slightly year over year. Compared with the broader Georgia market, Hall County has leaner inventory with 4.1 months of supply versus the state’s 4.9 months, suggesting a somewhat tighter balance between buyers and sellers locally.
Home values have eased compared with last year, while asking prices have inched higher. The typical sale price is down nearly 9% year over year, yet the median list price is up a few percent over the same period, reflecting sellers testing higher price points as demand improves.
Homes are taking longer to sell than a year ago, with median days on market jumping to 49 days and more than tripling year over year, but supply has dropped sharply from earlier this spring as months of supply fell from 4.9 in April to 4.1 in June. At the same time, the share of homes selling above list has climbed to about 16%, and the average sale-to-list ratio is holding near 98%, showing that well‑priced homes can still command strong offers.
