Inventory in Hall County is relatively ample, with about 1,586 active listings and 4.5 months of supply in May. Active listings are up more than 16% compared with last year, even though they dipped slightly from April. New listings, however, fell more than 20% month over month, which could slow the pace at which fresh options come onto the market.

Homes are still changing hands steadily, with 280 sales in May and a modest year-over-year increase in closings. Pending sales are up more than 9% from a year ago, suggesting buyer interest has improved over the past 12 months. While the typical home value is around $418,000 and is down slightly year over year, it ticked up month over month, and the average sale-to-list ratio sits near 97%, indicating buyers and sellers are generally meeting close to asking prices.

Time on market has shortened noticeably, dropping from 64 days in March to 46 days in May, and the share of homes selling above list is just under 12%. Compared with the state as a whole, Hall County’s home values run higher than Georgia’s median, and inventory levels are similar with both sitting near the four- to five-month range.
