May’s finalized data reported the typical value of a home in the neighborhood to be $860,000—down 10.42% over the previous 12 months. For comparison, city-level data pegged home values at $574,500 in Coeur d'Alene for the most recent reporting period. That number is expected to float around $549,250 in June.

Spokane River District had 48 new listings and 20 listings that went under contract in May, increasing the area’s total available inventory to 48—up 2.13% from the previous month. Inventory is projected to have further increased in June.

The median listing price for homes in Spokane River District fell 0.2% from April to May, bringing the current median listing price to $757,500. Based on projected data for June, listing prices may continue to fall.
