Year over year, Kootenai’s rolling three-month numbers point to a cooler price environment and thinner activity. The typical home value is down slightly, off a bit more than 2 percent from last year, while median list prices are up a few percent. Homes are taking a bit longer to sell than a year ago, with median days on market up about 5 percent.
In the latest rolling three-month view through September 2026, supply has expanded relative to demand. Months of supply is up more than 29 percent from last year to about six and a half months, even as active listings have been cut roughly in half over the same period. At the same time, buyer activity has slowed, with homes sold down more than 30 percent year over year and pending sales falling more than 50 percent.
Recent pricing dynamics reflect this shift in momentum. The average sale-to-list ratio has edged down to just under 98 percent, and no homes in the latest period closed above their list price, compared with some above-list sales seen in prior years. Yet a large share of homes still leave the market within two weeks, suggesting motivated buyers remain active when properties are well positioned.
