Year-over-year trends in Kootenai show a cooling market with shifting dynamics. The rolling three-month median sale price is down slightly by about 2 percent from last year, even as the median list price has climbed more than 35 percent. At the same time, homes sold and pending sales have dropped sharply compared with a year ago, signaling slower demand.

In the latest rolling three-month period ending in May 2026, inventory has thinned, with active listings down roughly 24 percent from last year and just three homes on the market. Months of supply has surged more than fivefold year over year to 6.4 months, indicating buyers now have more time and options than they did in the recent past.

Homes are taking much longer to sell, with the median days on market jumping to 94 days in the current rolling window, an enormous increase from a year earlier. No homes closed above list price in this period, and the share sold above asking is down compared with last year, reinforcing the sense that sellers are conceding more in negotiations. With only one home sold and one new listing in this three-month span, individual transactions can sway the numbers, making local expertise especially important.
